Construction Manager · For Homeowners
Construction management for homeowners.
Independent, owner-side construction management for homeowners in San Diego. We plan, budget, schedule, and oversee the work, and we work only for you, the owner.
Our role, plainly: Ironwood Building & Finishes manages and oversees construction on the owner’s behalf. We do not act as your builder. The construction work is done by the contractors the owner hires.
Project types
Where an owner’s representative helps
A construction manager plans, budgets, schedules, and oversees a project on the owner’s behalf, and coordinates the contractors and trades the owner hires. For homeowners, that tends to show up in three kinds of projects.
Remodels
Kitchens, baths, additions, and larger renovations, where scope, budget, and sequencing need someone watching them day to day.
ADUs
Accessory dwelling unit projects, from early planning and budgeting through bid review, oversight, and closeout.
Out-of-town owners
If you cannot be on site, we can be your eyes there, with written updates on progress, costs, and any decisions waiting on you.
How it works
A straightforward process
Four stages, each with a clear purpose and a clear handoff.
Consult
We talk through your goals, your property, and where the project stands today. No pressure, just an honest conversation.
Plan & budget
We shape the scope, the budget, and the schedule, and help you compare bids so you can choose with confidence.
Construction oversight
We coordinate the contractors and trades you hire, walk the site, and track costs and changes while the work is underway.
Closeout
We confirm the work is complete, manage the punch list, and make sure you have what you need at handover.
